Frank Crivello, Managing Member, Eastern Coast Management Announce Completion of Rehabilitation of Innovation Centre, Port Canaveral, Florida

Innovation Centre sustains only minor wind damage after Hurricane Frances passes through Port Canaveral, Florida.

Cape Canaveral, Florida, March 31, 2005 — NNN Group, Inc., www.nnn.net, and Frank Crivello, Managing Member, Eastern Coast Management, LLC ("Eastern Coast"),announced Port Offices, LLC ("Port") completed its rehabilitation of Innovation Centre, Cape Canaveral, Florida.

In August, 2004, Port acquired from Allied Capital Corporation, Washington, D.C. the office building complex that was the headquarters of Premier Cruise Lines. The office complex is approximately 68,000 square feet and is one of the few Class A office buildings in Brevard County.

Port Managing Member Frank P. Crivello stated: "Innovation Centre is now ready for multi-tenant occupancy. Innovation Centre seeks leaders in aerospace, high technology, and port commerce."

Frank Orlando, Port's Executive Vice President, is Port's leasing representative for Innovation Centre. His office number is 954.532.0240.
